Home watch in Bay Harbor on Little Traverse Bay
Bay Harbor is not a suburb of Petoskey with a different zip. It is a planned resort on the south shore of Little Traverse Bay, west of town, built on the old cement-plant and quarry waterfront. In summer it is marina traffic, the Village shops, and golf. In January it is gated loops, empty driveways, and a lot of glass facing a bay that ices and shoves. If you own here and live somewhere else, the gate does not watch the boiler.

Why empty places fail in Bay Harbor
The architecture fools people. These are not 1920s hunting camps. Many are large, tight, and full of mechanicals: boilers, snow-melt, humidifiers, irrigation shut-offs, elevator pits, wine rooms. A house that “should be fine at 55 degrees” still fails when a pump quits, a sensor ices, or a roof drain backs up behind a drift. Condos and attached units add a second problem: a leak can be yours and your neighbor’s before anyone is up for the weekend.
The shoreline is quarry and fill, not a gentle sand beach. Ice on Little Traverse Bay stacks against seawalls and the yacht basin. Seasonal docks and lifts are a separate trade; we will look from the yard and tell you if something moved. We do not pull docks.
Access is the other failure. Bay Harbor is gated. A monthly check we cannot enter is not a check. We need your gate instruction, HOA rules, and a key or fob that actually works in February, not the one that worked in August. If the association requires a vendor list, say so on the form before we quote.
US-31 is right there. That does not mean a downstate owner will drive it on a work Wednesday when the heat died Monday.
What we do here
Routine home watch. Heat, leaks, power, glass and doors, roof line, pests, mechanical rooms, and whether anyone has been in. We note HOA-facing issues (a door ajar, a pipe running into a common hall) so you can call the association with evidence.
Storm and freeze checks. Extra visits after bay wind, ice, and deep cold. The open water here is a different fetch than a Walloon cove.
Opening and closing. Spring and fall water, seasonal set-up, coordinated with the mechanicals you actually have. If it needs a plumber or HVAC tech, we meet them.
Key-holding and contractor meets. Gate + key, logged, not labeled with the street. We meet the trades you already hired. We do not paint, and we are not the Bay Harbor property-management office.

- Same bay, different access and usually different mechanicals. Do not buy a Petoskey in-town plan and assume it includes a gated Bay Harbor loop.

- Both, if you can authorize entry and the association allows it. Tell us building vs single-family. Shared walls change what we look for.
