Petoskey is the year-round hub of Little Traverse Bay: US-31 and US-131, the hospital, the grocery, the trades, the bayfront. In July the Gaslight streets are full. By January a lot of the houses behind them are dark — in-town second homes, Bay View cottages, and the shore west toward Bay Harbor. If you own here and live downstate or out of state, this is the town you drive through to get to the place, and it is the town that goes quiet after color season.

Why empty places fail in Petoskey
Most Petoskey second homes are used hard from Memorial Day through color, then again for a week of hunting or a holiday, then not at all. Heat gets set to 50 and forgotten. Power blinks in a lake-effect night off the bay and the thermostat never comes back. Pipes fail on a Wednesday in February and run until May.
The water is the other problem. Petoskey sits on the south shore of Little Traverse Bay. Ice shoves seawalls and seasonal docks. A November-fine boathouse can have a racked door and a sheared standpipe after one wind event on the bay. Snow load and ice dams on the lake side are routine.
Bay View is the local exception owners get wrong. It is a historic cottage association on the water, not a hidden island, and you can drive. That does not mean the cottage is being watched. It means association rules still apply, a thief can drive too, and freeze damage still happens behind a locked door. Name Bay View on the form if that is what you have.
Downtown still has year-round eyes. Side streets, the hill, and the shore do not. Mail in the box, no tracks, a dark interior: that is how a seasonal place reads from the road. Mice use the same empty months.
