Boyne City sits at the east end of Lake Charlevoix, where the Boyne River comes in. It is more of a year-round town than Harbor Springs: grocery, hardware, a real winter population. That fools some owners into thinking a lake lot here is “watched” because there are neighbors. The lake streets and the township lots still go dark after hunting season. If you live downstate, Boyne is a long drive in a squall, and that is when the heat fails.

Why empty places fail in Boyne City
Lake Charlevoix is big water. Ice moves. West wind has a long run at the east-end shore. A cottage that looks protected in July can take ice shove and spray in January. Inland of the lake, the failure is ordinary: furnace, pipes, mice, a door that blew in, a roof that dumped melt into a porch.
Boyne Mountain is not Boyne City. The mountain is inland at Boyne Falls. Ski-side condos and a Lake Charlevoix waterfront are different jobs, different access, different weather. If you own at the mountain, say Boyne Falls on the form. We will tell you honestly whether it is on the first-season route or by arrangement.
After the summer docks come out and the fall weekends end, empty driveways on the lake are easy to read. Downtown still has lights. A dead-end lake road does not. Power blinks. Snow load sits on a boathouse that was built as a summer roof.
Horton Bay, between here and Walloon, is a small lake community with its own empty months. Mention it on the form; it does not get its own page.
