Charlevoix is the drawbridge town on US-31: Round Lake in the middle, the Pine River Channel to Lake Michigan, and Lake Charlevoix inland. In July the bridge goes up and the sidewalks are full. In January it is a year-round town with a lot of dark seasonal houses around it — channel lots, Belvedere and Chicago Club streets, the lake, and the beach side. If you live downstate, you can be here in a long day. Most winter weeks, you are not.

Why empty cottages fail in Charlevoix
Charlevoix sits on three waters that do not freeze, shove, or flood the same way. A channel house takes spray and ice at the seawall. A Round Lake house sits in a bowl that can look calm from US-31 and still push ice into a crib. A Lake Charlevoix lot is a different fetch, a different snow, and often a longer driveway. Do not assume a Charlevoix address tells us which shore. Name it.
The tourist calendar creates a security gap people underestimate. After Labor Day, then again after fall color and the last of the weekend traffic, seasonal rentals and second homes sit obvious. Downtown still has year-round eyes. The club streets, the lake road, and the beach side often do not.
Belvedere Club and the Chicago Club are historic cottage associations, not city blocks. Access, seasonal water, and who is allowed through in winter are their rules, not ours. If that is your street, say so. We will not sell a weekly plan we cannot enter.
This is not Traverse City, and it is not the Eastern UP. Elk Rapids and Torch are a different hub. Les Cheneaux and Drummond are a different company.
What we do in Charlevoix
Routine home watch. Heat, leaks, power, glass and doors, pests, roof line, and a look at shoreline damage from the yard when it is safe.
Storm and freeze checks. Extra visits after west wind off Lake Michigan, ice in the channel, and deep cold. Bridge traffic and bad US-31 nights are when downstate owners cannot come. That is the point of a local check.
Opening and closing. Spring and fall water, seasonal set-up, coordinated with trades you already use.
Key-holding and contractor meets. We let in the plumber, the cleaner, or the painter you hired. We do not paint. We do not manage your short-term rental calendar.
