Home watch for Harbor Springs, Wequetonsing, and Harbor Point

Harbor Springs is the north shore of Little Traverse Bay, across the water from Petoskey. In August the harbor is full and M-119 is a tourist road. By January the same streets are a small year-round town wrapped around a lot of dark cottages: downtown, the hill, Wequetonsing, and Harbor Point. If you own here and live somewhere else, that winter stretch is the whole risk.

Why empty cottages fail in Harbor Springs

Harbor Springs is a harbor town first. Private docks, club water, and the Point sit on the ice line. Little Traverse Bay ice rides up, piles, and shoves. Docks rack. Seawalls move. A winterized cottage still has a boathouse door and a shoreline that can be wrecked in one blow.

Harbor Point is the local exception that owners get wrong. It is a private association on the peninsula, with its own rules about cars, contractors, and who is allowed through. You cannot assume a Harbor Springs address means we can drive to the door on a Tuesday in February. Wequetonsing is the same class of problem: a cottage association, not a city street. Name the association. If we cannot get a pass, we will not sell the route.

After color season and the last of the fall weekends, Harbor Springs is not deserted — the year-round town is real — but the seasonal streets are obvious. No tracks. A dark interior. Mail. That is when empty places get read from the road. Mice, snow load on boathouse roofs, and a furnace that quit during a blink are the ordinary failures.

M-119 toward Good Hart is pretty in October and a different drive in a snow squall. Places out that way are on this page only if the tenant will actually take them. Say so on the form.

What we do here

Routine home watch. Heat, leaks, power, glass and doors, roof line, pests, and a look at the shoreline from the yard when ice is safe. We do not walk rotten ice.

Storm and freeze checks. Extra visits after ice, wind, and deep cold. The Point and the open bay take west and north wind in a way downtown Petoskey does not.

Opening and closing. Spring water-on and fall water-off, with your plumber if the cottage needs more than a valve. Boatlift and dock timing is an add-on referral, not part of the $59 starting plan.

Key-holding and contractor meets. We meet the plumber, electrician, cleaner, or painter you already hired — if the association will let them in. We do not stain cedar or paint the lake side.

  3. Photo report the same day: thermostat, interior, exterior, anything that moved.

Can you get to Harbor Point in winter?
Only if the association will admit us and the road is actually open to the cottage. We still treat it as a bay-shore property with island-style wind and ice, not as a city house. If we cannot get in, we will say so before you pay.
What about Wequetonsing?
Same rule: association access first. It is on the Harbor Springs route, not a separate town page.
